On a design-build contract, Clancy & Theys Construction Company delivered the 1,298-seat Performing Arts Theatre for the City of Virginia Beach. At four stories, the theatre’s front façade is transparent, allowing the interior public lobbies to be visible from the piazza. The 1,298 seats are a standard aisle setup, including two balcony levels. The theatre is fully appointed and backed by the full complement of spaces needed for such a venue. These spaces include a world-class rehearsal hall, technical support rooms, performer support rooms and lounges, box office space, administration office space, VIP lounge areas, and storage space.
As one of the first design-build projects for the City of Virginia Beach, we welcomed the city as a team member and provided continuous collaboration with the Public Works and Engineering staff. During construction, the city requested that we release the limited laydown area to allow for the construction of a condominium project within feet of the front door to the theater. As a team, an alternate access and lay down plan was devised, the job schedule was modified, our access to the site and the building was changed, and several key components of the building were re-engineered with minimal impact to the schedule and budget. Chillers, boilers, cooling towers, and air handlers were relocated to a mechanical area adjacent to the performance area but acoustically isolated.
