For more than six years, Clancy & Theys Construction Company continuously worked on a five parcel Master Plan project—the Dollar Tree headquarters and Summit Pointe mixed-use site development in Chesapeake, VA—the same site where we delivered their original corporate headquarters and 420,000 SF distribution center more than 20 years ago.
The Summit Pointe site started out as a small parking lot with multiple undeveloped wooded areas. We began with a complete site infrastructure improvement package to establish civil utilities, roadways, and access to the future development of the five parcels while maintaining access to Dollar Tree’s existing headquarters. Our team planned this closely with Summit Pointe ownership to ensure minimal disruption to employee traffic while delivering on tight schedule deadlines.
Since the completion of the site infrastructure, which spanned an 18-month coordination effort, our team has successfully delivered more than 20 projects within the first three parcels.
Our work has entailed:
- The Dollar Tree office tower, which serves as their US headquarters, comprised of more than 325,000 SF of multi-use office space.
- Renovations to the existing Dollar Tree operations building of more than 175,000 SF.
- Three separate parking garages comprising of more than 3,500 spaces combined.
- A six-story office building with 167,000 SF of leasable space.
- A phased turnover of three apartment buildings, totaling more than 400 apartment units and more than 70,000 SF of first-floor retail space.
- Numerous utility expansions and relocations within the development site, as well as the coordination of the installation of a new city supplied pump station on a neighboring parcel.
- Extensive improvements to the streetscapes, which included detailed hardscape packages, commercial landscape installations, site furnishings, and a community courtyard space with a three-section pool.
- Installation or upgrades of multiple signalized intersections and ROW’s, as well as the coordination of several permitting approvals and traffic control operations.
